A 17th century, large, luxurious home a short distance from Brantôme in the Green Périgord area. In the French department of Dordogne, in the Green Périgord area which owes its name to its vegetation and its streams, where there are numerous sites to explore. More exactly in the Dronne Valley, less than a kilometre from a tourist village and 10 minutes from Brantôme via a pretty road, running alongside the river. The undulating countryside is peaceful. In winter, deciduous woods abound with wild mushrooms, such as king boletes and truffles. Paris is 486 km away by road and 103 minutes away via the TGV train from Angoulême station, itself an hours drive away. Bergerac airport, also an hour away, has flights to Great Britain as well as Rotterdam and Brussels. First of all, the courtyard with its well. The main entrance is set in the middle of the building, facing south-east, at the top of a straight flight of steps. There is a second entrance in the wing, on the ground floor where the domestic staff was most probably housed. Several openings all on a level now provide a more logical and practical means of communication. A vast storeroom can be reached via a door discreetly positioned behind the stairway, near to the kitchen. Another storeroom, in the west wing, has undergone some works and could be made habitable. The wing comprises a row of outbuildings that include a barn, a woodshed and a dovecote. An ornamental pool at the end of the courtyard awaits restoration works. An orchard, on the south-east side of the courtyard, leads to the garden, followed by a meadow, planted with trees, which is spread out over 180° around the buildings such that they can barely be seen from the hamlet. Apple trees accompany rare shrubs and trees as well as fragrant climbing plants. The current owners obviously have green fingers as this verdant setting is not only dense, but also well-kept. A few minutes walk beyond the fields belonging to the property, currently rented to a local farmer, is a wood where king boletes and other wild mushrooms grow. The large, luxurious homeThis property is laid out in a U-shape. The central flight of stairs, built outside the fabric of the carcass, begins with three semi-circular, curved steps. The roofs, the rendering on the facades as well as the door and window frames are all in an excellent state of repair. The ground floor of the central section is given over to storerooms and a workshop. The wing on the left-hand side comprises a room which is undergoing conversion works to become a bedroom or a flat. The wing on the right-hand side has been restored, as has almost all of the second level. Ground floor A door, on the right-hand side of the external flight of steps, opens into the kitchen, ideally located for receiving provisions, especially as it is right next to a large storeroom. It still has an authentic rural atmosphere, with its fireplace and its stone sink, set beneath the window. The main door leads, on the south side, to an entrance hall featuring curs-de-demoiselles paving, that is to say, it is laid with thousands of little dressed stones. A stairway goes up to the first floor; a door on the east side leads out to the garden. A very large lounge, still on the south side, has a fireplace and French windows, opening on to the courtyard. And lastly, a door on the south side provides access to a passageway between the courtyard and the garden where a toilet and a shower room have been cleverly installed; the external wall being clad in planks of walnut wood. First floor The stairway, near to the entrance door, goes up to a large landing. On the right-hand side is a large, 38 m² room currently in use as an attic which could be transformed into a bedroom and a bathroom.
