A restored house in a landscaped garden spanning almost a hectare with a dominant view over a natural protected site near Angers. Twenty or so minutes from Angers and its TGV train station. 3 km from two villages with all shops and amenities. Within easy reach of the A11 motorway and Angers TGV train station providing 90-minute links to Paris with more than 10 return journeys per day. This property is in a small hamlet with a listed chapel. Completely enclosed, it is reached via a no-through driveway which leads to the entrance gates. The latter open into a wide landscaped courtyard which extends in front of the garages and the entrance to the house. The rear, south-facing garden, dominating the valley, is laid out in terracing down to the river. The houseThis stone and quarry block house was constructed between the 17th et 19th centuries. It comprises a ground and a first floor under an attic space topped with a slate roof. Freestone and brick framing surrounds the openings on two of the rear facades. The house, which separates the garden into two sections, comprises a main rectangular building and a wing which extends it at the back and in its centre, giving the residence a T-shaped layout. Ground floor The vestibule is adorned with a large, freestone fireplace; a toilet is installed under the stairway. The room provides access, left, to a wide hallway which leads to a room (bedroom or study) and a lounge. Straight on and adjoining are a dining room, a hall area (with cupboards, a toilet and a second stairway) and the kitchen. On the right-hand side are the back entrance, the linen room, the garages and the boiler room. The lounge features a freestone fireplace, flanked by bookshelves. The fully fitted kitchen also has a freestone fireplace. Both these rooms are illuminated by panoramic picture windows. The vestibule and a section of the kitchen have a cathedral ceiling with exposed beams and a roofing framework. Throughout the ground floor are ceiling beams and stone tiled floors with an underfloor heating system. The cellar can be reached from the bedroom-study. First floor This level can be reached via two stairways. The one in the vestibule goes up to a mezzanine with a library that leads to two large bedrooms, both with a dressing room, a toilet and a bathroom. One of them has a terrace, the other has a balcony. The second stairway goes up to two bedrooms, a bathroom and a toilet. A window in one of these bedrooms overlooks the kitchen. The other bedroom is extended by a little room used as a spare bedroom or a dressing room. There is parquet flooring throughout this level apart from one bedroom which has terracotta floor tiles.The gardenThe remote-controlled, wrought iron gates open into a wide courtyard on the north side of the main building. This courtyard is bordered by trees on one side and provides access to two garages as well as two carports set on either side of the building. At the back, on the south side, the central wing delimits two areas: on one side, a rose garden, flower beds bordered by sandstone-paved or gravel alleyways and two wooden terraces; on the other a small vegetable garden and a round wooden terrace. A large lawn, inset with an 11x4 m swimming pool, dominated by a superb cedar tree, extends these two areas as far as a stone retaining wall. This is followed by three terraced areas, all with a view over the river: the first is laid to lawn, the second is planted with vines and has a pitch for playing French bowls whilst the third has an orchard as well as a pond.
